What are our application fees?

Our application fee is $25.00 per person applying.  If you and another individual fill out the application, the fee will be $50.00.

What type of payments do we accept?

On-line payment through Buildium is preferred (No On-Line Payment Fees!). Check, Cashier Check and Money Order. Cash (not preferred) and only accepted in person.

When is rent due?

Rent is due on the 1st of the month. It is late on the 3rd of the month.

What is our late fee policy?

10% of rent is charged if rent is not received by close of business on the 3rd of the month. There is no grace of weekends or holidays.

Can rent payment be mailed to our office? Can rent payment be made at our office after hours?

Yes rent payment may be mailed to our office. You must be sure that rent payment will be received by the close of business on the 3rd of the month. Yes rent payment may be dropped in the Hike Real Estate Drop Box. NO CASH MAY BE PLACED IN THIS MAILBOX. Rent payment placed in the mailbox after hours on or after the close of business on the 3rd of the month will be considered late. Please be sure that your rental property address is on your check, cashier's check or money order.

What is our Security Deposit and Pet Fee Policy?

The security deposit is generally one-month's rent and is payable at the time the rental is accepted by the tenant.  The pet fee is generally one-quarter of one month's rent.  It is a NONREFUNDABLE fee and is due at the time the Lease Agreement is executed.

What are our other fees?

A one-time only administrative fee of $30.00 is due at the time the Lease Agreement is executed.

What if a room-mate needs to be released from the Lease Agreement?

Please contact your property manager for the correct procedure for releasing a room-mate from a Lease Agreement and qualifying a new room-mate for a Lease Agreement.  

What should be done when you are going to move out at the end of your Lease Term?

A written notice needs to be submitted to our office or your property manager on the first day of the month in which your are planning to move out.  You will need to notify all utility companies and the post office of your move out date.  You will need to comply with all Lease Agreement move out terms and conditions.  A final inspection will need to be scheduled with your property manager.  All keys, garage door openers (if applicable) and a forwarding address will have to be provided to your property manager.

What should be done when you have to move out prior to the end of your Lease Term?

You will need to comply with the terms of your Lease Agreement.  Please contact your property manager to understand your options and obligations and to communicate your intentions.

What if you have a military transfer?

Tenant(s) who retires, are discharged, or are transferred more than 50 miles from their military post may terminate this Lease Agreement by providing the Landlord with a 30 day written notification and a copy of applicable orders or letters supporting the retirement, discharge or transfer. The written notification must be received by the Landlord 30 days prior to the first day of the month in which Tenant(s) intends to vacate the premises. In addition, if such retirement, discharge or transfer occurs within the first year of the Lease Agreement, Tenant(s) will be liable for payment of one-half of one month’s rent as a cost for finding new Tenant(s).

When are security deposits returned (if applicable)?

An accounting of the disbursement of security deposit funds and/or a return of security deposit funds will be done approximately fourteen days after the move out date and final inspection.  Any disbursement funds will be sent to the last known address of the tenant.

What do you do if you have a maintenance or repair problem?

You may make a request for repair or maintenance through our Buildium site or contact your property manager or call our office.
